Like so many things in life, when it comes to property presentation, it’s the little things that count. Paying attention to detail and making selective improvements to your property will generate the most impact. Yet, taking an objective view of your property and seeing it through a buyer’s eyes can be challenging.
Looking good inside
A clean home really sparkles! A top-to-bottom clean makes a huge difference to any property. It’s worth having carpets steam cleaned, and don’t forget to ensure kitchen and bathrooms are absolutely immaculate.
Create a sense of space and calm by decluttering surfaces such as benchtops and tables. Displays of personal items (eg photo frames, knick knacks etc) should be kept to a minimum. Rooms should not be overcrowded with furniture, creating a sense of space can increase a room’s impact to a potential buyer.
Tackle those small maintenance jobs such as dripping taps, peeling paint and creaking cupboard doors.
A coat of paint is widely regarded as the most high impact, cost efficient home improvement. If appropriate, have selected spaces or all the interior of your property painted in a neutral shade… lots of colour isn’t everyone’s cup of tea.
Homewares and furnishings can enhance any property. Fresh linen on the beds, matching towels in the bathrooms, tea towels in the kitchen and cushions on the couch are relatively inexpensive ways to improve the look and feel of your home.
During open for inspections, open all the blinds and curtains and turn on all the lights. A vase or two of fresh flowers in living areas and some gentle background music on the stereo are common but effective strategies that create a welcoming atmosphere.
